Inventory & Schedule of Condition Prepare an Inventory & Schedule of Condition report ✅ ✅ ✅
Check In Conduct a full check in of the tenant(s) and produce a check in report ✅ ✅ ✅
Tenancy Agreement & Legal Documents Prepare a tenancy agreement and all associated legal documentation, and arrange for it to be completed with a time and date stamped audit trail ✅ ✅ ✅
Bespoke Tenancy Clauses Discuss and provide bespoke tenancy clauses as and when required ✅ ✅ ✅
Accounts Statement Provide a statement of account for your records ✅ ✅ ✅
Utility & Council Tax Inform all utility suppliers and the local authority for council tax purposes that the accounts should be changed into the tenant’s name at the start of the tenancy ✅ ✅ ✅
Security Deposit Register the security deposit with the Government approved Deposit Protection Service (DPS) and deal with the related administration ✅ ✅ ✅
Rent Collection Collect rent in accordance with the terms of the tenancy agreement and will inform you at the earliest opportunity if the rent is late ✅ ✅ ✅
Rent Statements Prepare statements of accounts each month showing the rents collected and expenditure incurred ✅ ✅ ✅
Non-resident Landlord Deduct income tax from the rent if you are a non-resident Landlord unless you provide us with an Inland Revenue exemption certificate ✅ ✅ ✅
Tenancy Management Manage the tenancy on your behalf ✅ ✅ ✅
Repairs & Maintenance Arrange general repairs and maintenance to the property up to the value of £250 and will seek permission should any repairs exceed this amount, except in an emergency. Dedicated repair portals with date/time stamped audit trail ✅ ✅ ✅
Emergency Repairs Provide 24-hour emergency repairs in circumstances where the repair reported is causing a risk of danger to the health, safety and security of the tenant, occupier, visitor or third party ✅ ✅ ✅
Invoices Pay any invoices from the monthly rent received from your tenant(s) ✅ ✅ ✅
Property Visits We undertake thorough property visits and prepare repots with date and time stamped photos. Frequency of visits is subject to the service select, essential is 6 monthly, premium is 4 monthly and premium plus is 3 monthly. ✅ ✅ ✅
Tenancy Renewals & Rent Review Discuss and arrange any tenancy renewal with you and your tenant, including rent review ✅ ✅ ✅
Expenditure Process any buildings insurance, ground rent or service charge invoices on your behalf and where possible settle form the rental income ❎ ❎ ✅
Leasehold Act as Proxy and at any Annual General Meeting as required ❎ ❎ ✅
